Wake to sunrise over Douglas Lake and settle into the kind of quiet that makes it easy to slow down. Stay Kozy Lookout is a 3-bedroom, 2-bath lakefront retreat for up to 7 guests, surrounded by woods and made for lake days, family time, and simply being together.

Spend mornings with coffee on the front porch, relax in the private hot tub, gather around the fire pit, or walk down through the backyard to your private shoreline and seasonal floating dock. Enjoy the floating water mat, fish from shore, or add a kayak rental and explore Douglas Lake from the water. Our locked Adventure Box adds a little extra fun for families during their stay.

Three outdoor spaces give you different ways to enjoy the setting—from sunrise lake views and hummingbird watching on the front porch to peaceful seating, distant mountain views, and evenings beneath the stars.

Inside, you’ll find a king bedroom, queen bedroom, twin room with two twin beds, and a full-size sleeper sofa. A fully equipped kitchen, coffee bar, cozy reading nook, arcade game, board games, and books make it easy to settle in and enjoy time together.

When you’re ready to explore, Dollywood, Pigeon Forge, Sevierville, Gatlinburg, and the Great Smoky Mountains are an easy drive away.

Please note: Douglas Lake is seasonally managed. Water levels drop in fall and winter, and the floating dock may rest on dry shoreline until lake levels rise again.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 29 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 13 days prior to the arrival date of the reservation. For cancellations made within 13 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 72 hours away at time of booking.

For more than 20 years, our family vacations often brought us back to Douglas Lake with our three sons. We spent our days fishing, boating and swimming, then headed into the Smokies to hike and explore. Those trips shaped some of our favorite family traditions and eventually inspired Stay Kozy Retreats.
